Repairs

Where repairs are necessary you should notify the Works Department on 01730 810618 and let them know the following:

  • Your name, address, contact telephone number and email address;
  • The nature of the problem giving as much detail as possible;
  • An idea of urgency;
  • Convenient times for someone to come and inspect or deal with the issues.

We will allocate the work to an appropriate member of our team.  We will agree the degree of urgency with you as well as the timescale for the work to be completed.  We have three broad categories of repair as follows:

Emergency

This would include defects that put the health, safety or security of the tenant or another person at risk, or will have serious adverse impact on the property.

Urgent

This would include problems that cause serious discomfort, inconvenience or nuisance

Routine

This would include problems that can be deferred without serious discomfort or nuisance or the long-term deterioration of the property.

What is an Emergency?

Central Heating and Hot Water – Complete failure of the combined central heating/hot water system.  Before calling please check that this has not been caused by local electricity or gas supply problems, or by incorrectly setting your timers or thermostats, or by any shut off device that can be reset by the user.

Water Supply – Complete loss of water supply.  Before calling please check that your water supplier has not turned off the mains to carry out repair work in the area.

Water Leak – When a leak cannot be contained and is causing damage, particularly if it is leaking into an electrical fitting.

Gas Leak – Please contact NATIONAL GRID GAS EMERGENCIES on the emergency number 0800 111 999 before calling us.

Total Loss of Gas – Before calling please check that your gas supplier has not turned off the mains to carry out repair work in the area.

Loss of Power Supply to Socket Outlets – When there is total loss throughout the property and it cannot be solved by resetting the meter trip switch. Check that your electricity supplier has not turned off the mains to carry out repair work and that there is not local power failure.

Paying Your Rent

Rent should be paid in full and on time, in accordance with your particular tenancy agreement.

Payment methods accepted are:

Standing Order

This is our preferred method. Please contact us to obtain the correct bank details for your property. Alternatively, a printed mandate can be sent to you.

Debit and credit card

Payments can be made either over the phone or in person at the Estate Office. Call 01730 812423

Bank transfer

Please contact the Estate Office to obtain the correct bank details for your property

Cheque

Please contact the Estate Office to find out the correct payee for your property

Cash

Only if paid in person at the Estate Office, please do not put cash in the post

RENT ARREARS ARE TREATED SERIOUSLY BY THE LANDLORD.  IF YOU KNOW THAT YOU ARE GOING TO HAVE DIFFICULTY IN PAYING YOUR RENT OR HAVE RECEIVED A LETTER FROM US SAYING THAT YOU OWE RENT, YOU SHOULD CONTACT US IMMEDIATELY ON 01730 812423.
